Edmonton Real Estate Market Update – May 2026

If Edmonton's weather has taught us anything this year, it's to expect the unexpected.

We started May with snowfall, followed by a week of beautiful sunshine that had everyone rushing outside to clean up their yards, plant flowers, and get ready for summer. Fast forward to June, and it feels like we've traded sunscreen for umbrellas. While the rain may be testing our patience, it's certainly helping our lawns, gardens, and trees recover from the dry conditions earlier this spring.

The real estate market has been showing a few surprises of its own.

More homes are coming onto the market, giving buyers greater choice and creating a more balanced environment than we've seen over the past couple of years. At the same time, home prices continue to remain resilient, particularly in the detached housing segment.

What Happened in May?

The Greater Edmonton Area recorded 2,557 residential sales in May 2026. While sales were up slightly from April, they were lower than the exceptionally strong market we experienced in May 2025.

One of the biggest stories this month was inventory. New listings increased by more than 21% compared to April, resulting in significantly more options for buyers across the region.

For sellers, that's not necessarily bad news. Well-priced homes continue to attract strong interest, especially detached properties in desirable neighborhoods.

Home Prices Continue to Rise

The average residential selling price in the Greater Edmonton Area reached $491,794 in May, an increase of 6.3% compared to the same time last year.

Detached homes continue to lead the market with an average selling price of $604,744, representing a 4.8% increase year-over-year.

Semi-detached homes averaged $433,478, while row and townhouse properties averaged $309,554.

Condominiums Facing More Competition

Condominium owners are experiencing a different market.

With more condo inventory becoming available, buyers have greater selection and negotiating power. Apartment condominium prices averaged $206,282 in May, down 3.7% compared to last year.

This doesn't mean condos aren't selling—they are. However, pricing strategy and presentation have become increasingly important in a more competitive environment.

What Does This Mean for Buyers and Sellers?

For buyers, there are more opportunities and more inventory to choose from than we've seen in recent years.

For sellers, particularly detached-home owners, values remain strong and properly marketed homes continue to attract attention.

The Edmonton market remains healthy overall, but success today depends more than ever on proper pricing, preparation, and strategy.
